Still accepting offers?

Right, first off - hello! :wave:

I'm currently house-hunting with my partner, we're FTB's and have recently fallen in love with a house. We arranged a second viewing on Tuesday and are off to see it again tommorow (I can't wait!) The only thing is, I looked on Rightmove today and it says Sold STC on the advert, but not on the agents own website.

They haven't phoned to cancel the viewing so I guess we're still able to go, in which case would we also be able to make an offer? I suppose there wouldn't be any point going if not! Can we ask what the offer is already or would they not tell us? Also, if theres an offer already on it, would it be safer to go in at the asking price to make sure...it's a VERY reasonable price, although we were hoping to knock a couple of grand off.

I'm really hoping it's not a done deal because it's ideal for us and I (rather stupidly) have set my heart on it. I'll let you know but any advice would be appreciated.

    Speak to the agent & find out what the situation is, before you go & view. It maybe a simple error, or the property may have received an offer. You do not want to be involved in a contract race with any other buyer, they can be costly & upsetting.

    If it isn't showing up as STC on the agent's website then the sale has probably fallen through. I have seen houses showing as under offer for months on rightmove when I know the sale has fallen through. I'm guessing the agent would have told you straight away if it were STC, if only to get you to put in a higher offer straight away.

    Update: Went to view the house today and ended up putting an offer in. There was another offer on the table but appraently they were waiting for us aswell because they knew we were interested.

    Ours has been provisionally accepted but the vendors want the agents to go back to the other party and see if they'll increase. The agent seems to think these people won't go higher though so fingers crossed! Won't find out 'til Monday though and the suspense is killing me! :(

    apparently if an offer has been accepted and you make an offer - the EA is duty bound to put it so the vendors - its up to them to make up their minds. i was in the situation when i had an offer accepted on the day a property went on the market (another viewer had viewed the same day) i offered under asking price and they accepted i had a surveyer in within three days. the other viewer put in an offer of full asking price a week after me and the EA had to put it to the vendors - luckily for me the sellers felt it was a done deal as i had acted so quickly and refused the higher offer - many would have not!!

    the first house i offered for i put full asking price for as i knew there was an offer on the table for a grand under - the offer had been a month earlier and the buyer had yet to finance the purchase - i thought i had the upper hand! the origional purchaser was informed and upped his offer to full asking price and we were both informed to give our full and final offer within 24 hours - i managed to get a morgage dission in principle and offer a further 2.5 grand to the EA in the 24 hour period, the other person could not go higher and full asking price still stood and he still had not sorted his finance. the EA really did think the house was in the bag - but the vendors went with the first offer in the next few months he was unable to get a morgage and the sale fell through.. i was contacted by the EA to see if i was still interested 3 months later but was on the verge of moving into a house 100 meters away that was to the same standard for 18 grand less and just needed a new cooker as was not included in the sale (would have been left in the first house). better value i think!!

    other offer definatly existed - they were desperate to sell as another hose had been purchased!! house is still on the market 18 months later!!!

    Even if I have, I haven't offered over what I was going to anyway. So I haven't fallen for it, and I'd like to think I'm not that stupid. They explained to me about what had happened with the STC on the website and I was happy with their explanation.

    Like I said just now, we haven't put in an offer higher than what wee were willing to pay anyway. And we won't be going higher if they come back and say the other people have put in a higher one. W may be FTB's but I'd like to think we have our heads screwed on..
