Help! Visit from Planning & Building Control about conservatory!

Hope somebody can help. Just got home from work and had a card put through the door from the Planning and Building Control wanting to see the conservatory we have just had put up!!
We know next door has called them as we had just complained to the council about his non stop barking dog, wouldn't mind but put up with it since June!
Anyway I am assurred by the company that the conservatory is legal but I'm not convinced!
I live in a semi and the conservatory is on the side of the neighbour, he told us he wasn't happy when the work started and put his house up for sale! It has a dwarf wall around 3 sides of it as it is against my kitchen extension.
Please could somebody give some idea whether it is legal of not!!

Can't tell you about the legality as I don't have enough details.
However, a reputable conservatory company is unlikely to build something they know is wrong. I presume they have PI insurance to cover the possibility.

Planning will depend on a few things, your permtted development rights, listed building /conservation area etc, viewable from front of building, height etc.
A conservatory is an exempt building as far as Building Control are concerned and so doesn't require their involvement so long as over 50 % of the EXTERNAL walls are transparent and 75% of the roof, its less than 30m2 and the doors remain between the house and the conservatory at a level at least as good as the rest of the external doors, the heating system hasn't been extended into it.0 -
Hi thanks for all your replys I don't think I have anything to worry about, it all seems to be right. I spoke to the planning people yesterday and they are coming out on Thursday Morning to measure up. From what the man said this is just routine.

Although there are no regulations on erecting the conservatory the council do have regulations on noise , nuisance and anti social behavior but I dont think playing tit for tat would be my first choice.The trouble with work is that it interferes with living0

Hi Gazza thanks for the advice does make me feel a lot better. But i have to point out that I have no intention of playing tit for tat with my neighbour as it would only stress me out further plus I'm not that kind of person, just like to get on with my life and family and be happy. Very hard sometimes when some people seem to be against you. Easier to be happy than sad;)0

Hi all, just wanted to let you know that the building and planning man came today to 'measure' up my conservatory at the request of my neighbour!!
I had been quite worried about this and all sorts of things went through my mind about how it could go wrong! one of those things which is quite obvious now is the kitchen extension that was here when we moved in and had been done about 40 years ago! So that meant that the size of the conservatory had to be added to the kitchen extension. Luckly I was within my legal limits so planning permision isn't needed:j
Feel a lot happier now and the man is also sending me a letter (and neighbout) explaining it is legal. This will also help me in the future when we decide to move.

your lucky they came out,my builder tried to get mine to come out to see the site of our not yet started conservatory but said there 22 busy waited 3 1/2 mnoths just for them to look at points i send in regarding our building warrant refusalLive in my shoes for a week,then tell me your lifes hard!0

Hi Peediedi, It was my neighbour who complained about our conservatory and they came out more or less straightaway!! Maybe thats the way to go!!!0
