Argg.. what to do with my Landlord!!!!!!!

Hi everyone,
I have a complaint thats been unresolved by my landlord for over 5 months now
Basicly , He didnt do the annual gas service on my boiler resulting in carbon monoxide leaking into my property... It took 5 months, and then several weeks of delays because of poor workmanship before the replacment boiler was working . Tiles that were smashed off are still to be replaced, and today Ive noticed that the Flue pipe has been fitted upside down .:eek:
Ive had 4 estamators here since last june .. ALL for the same outstanding matainance issues, and still no date as to when any of the work will be done
Im paying my rent on time, but continiously being fobbed off ...
Ive called and written ... but still no date
Where do I stand as far as putting my rent into a " holding account " or how can I get them to do the work ..
TBH my house is a real pit at the moment , expecially the kitchen , all of the estimators have said I need a new one as its in such a state :eek:

contact your local Environmental health officer who will write to your landlord and advise him that he has has a "duty of care" re gas appliances and they will visit the property and provide a schedule of works and a time frame within which he must do repairs - your landlord may then not wish to renew your AST.
If he is this careless of your lives - why do you want to continue living there ??0 -

Guy's absolutely right. From what you are saying, this is serious and is a Health & Safety Executive issue.See here for further info:

Your LL has clear legal obligations regarding repairs/maintenance plus keeping the gas heating/water systems in safe working order. However, no Tenant should withhold their rent without taking proper legal advice - there is a proper procedure to be followed. You need to show yourself to be keeping to your part of the contract - it will work in your favour in the event of any legal dispute. Put everything in writing when dealing with the LL and keep notes on date/content of phone calls.
I would also notify the Council's Housing Dept - they'll have a private tenancies officer who should liaise with Environmental Health. Consider also seeing someone at the CAB or booking a 30 minute Fixed Fee interview with a local solicitor ( ask for someone who is experienced with LL &T issues)0 -
