Roofing Felt

Just ahd a survey report comeback on a house I want to but and it says that the internal roof felt has persihed and is badly damaged.

Any ideas how much this is going to cost??

Rough ball park figures please. Also he has graded the roof average so is it something Ireally need to get done?

  • The internal felt on a roof, whilst aids waterproofing is not what keeps your roof from leaking. However, if it is badly perished then to get a decent repair done, the roof will almost likely have to be stripped and re-felted and the old tiles put back on. This is a mostly labour intensive job - the materials are cheap. As to the cost of having it done, I would be unable to tell without knowing the size of the roof.

    Go up in the attic and have a look at the felt. Crouch down and look at the bottom of the roof - thats where it will go most. Its hard to say without seeing it or knowing more info but:-
    It might be that only the bottom bit needs to be done. The wind could blow water up under it and you might get a bit of water come inside your walls.
    If the roof is 40+ years old then the batons might've got soggy and worth replacing anyway.

    As said, the felt and wood is cheap. You will probably need a scaffold up. Ballpark figure for average working mans semi-det house - £700.
    A roofer will cost £120-150 or thereabouts. 2 blokes over 3 days.

    Get it done for your peace of mind. Its your new house and the roof is fundamental! Negotiate it off the asking price - its a fair point for the seller to concede on.

    Thats £125 - £150 a day.
    And I guess it would take 2-3 days if there were two of them.

    So 2 times 3 equals 6........

    so 2 blokes at £120 a day = £240 pd -- 2 days = £480 / 3 days £720
    so 2 blokes at £150 a day = £300 pd -- 2 days = £600 / 3 days £900

    Plus timber and felt

    Get a discount of £1000

    I just bought a victorian terrace and had the whole roof rebattened and retiled for £2500 - cash in hand job
