Re-roofing qoute, advice needed

Fab forum, I wish I'd found it sooner as am in process of renovating a three bed victorian terrace. :D

One area that we are really struggling with is the roof. The roof needs replaced in its entirety as it is at the end of its natural life, nail rot, lots of leakage etc etc etc.

Seeing as we have the entire house to do, kitchen/bathroom/windows/heating/carpets/decor etc etc etc (and we are not rich ;) ) we are doing everything on a tight budget. As such we have decided to replace the roof with concrete tiles rather than slate. Obviously in an ideal world we would replace with slate but we simply do not have the fund for this, and all other properties on our street have been re-roofed with conrete tiles so I don't feel it will detract from the look of the place or from the value of the property or saleability (is that a word?) of it.

Due to the utterly miserable winter we have had (are still having) we have had terrible trouble even getting roofers to turn up. Of those who have turned up, most have shaken their heads and said it is too big a job for them and are unwilling to give a quote. We have managed to get only one written qoute.

It is for re-roof using Marley Modern tiles, replacement of skylight, replacement of gutters at back of property. Our house is a one and a half height victorian terrace with a cellar/washhouse at the back which is now the kitchen, so there are three levels of roof IYKWIM.

The estimate is £6800 + VAT, with a 10% discount if our next door neighbour gets re-roofed at the same time (they are still considering this).

This is for the greater Glasgow area.

Have been totally unable to secure any other written qoutes, so have nothing to compare this one to.

Is this reasonable? Should we keep trying to get further qoutes? Personally am demented with the leaking and just want the job done asap, but our neighbours are unwilling to commit without getting another qoute.

Any advice is most gratefully recieved.

    My husband runs a roofing firm but Glaosgow is way out of his area. Have you tried looking on the Fair Trades web-site for roofers in your area?

    It seems expensive to me,
    If you do decide to use Concrete tiles the Current Timbers may not be strong enough. Visit a Reclaimed yard and you will get 2nd hand Slates at a good price.

    Hi, JaffaCake, do you mind telling whice company you got your quote from? We are thinking of having a roof done and for roughly same kind of house, using slates, we are offered £15k..
  • It's a (smallish) local company based in a small town just outside of Glasgow. They also quoted us for slate @ £10,800 + VAT (£12690), again minus 10% if neighbours gets theirs done at same time.

    We've given the neighbours until the weekend to decide. I don't think they want to go with concrete tiles (don't think they're too happy that we're going to either) but most other houses on our street are reroofed in concrete so I don't think it makes too much difference.

    I think we are just going to have to take the hit on the £8k :( , we are running out of time, unable to refit the bathroom or do any work upstairs until the place is watertight. Our neighbours have tried another couple of companies this week and still no joy.

    We just can't wait any longer.

    Hi, Jaffa, how's your roof now? Has it been done? Whom did you go with? And could I just ask what's the difference having a concrete roof and a slate roof?
