  • Has your solcitor had any draft contract papers yet from the seller's solicitors?

    The legal work can't really start until your solicitor gets these and if the seller's solcitor delays sending it out then everything gets held up.

    Tried to call solicitor but no answer.

    When would solicitor get these papers?

    Some solicitors are closed today due to the bank holiday yesterday. I would expect the solicitor to have the papers within a week to ten days of the sales memorandum being issued.

    Your mortgage lender may not have even looked at your case yet. Quite often the broker I work with will be told there is a back log of cases and they won't be looking at the case he submitted two days ago for 3-4 days. This can be for a number of reasons:

    1) lower staff levels over the bank holiday weekend
    2) dealing with applications already submitted

    Check with broker tomorrow that the lender has confirmed receipt of the case & if they require anything else from you at this time.

    Not really, I'd just check with broker that the lender has received the application & that they didn't require anything else from you at this time.

    OK, more info!!

    Survey and HomeBuyer report was done on Monday.

    Valuation is back to the Mortgage Company and they have supplied a formal mortgage offer.

    I have spoke to the Solicitor, EA and Vendor to advise them that this is all back.

    The Solicitors should have got the offer this morning in the post.

    What is stopping me now?

    What can I do?

    Are the local searches back?
    Phone estate agent and solicitor. Ask them what they are doing to move things along today. Ask them what they are waiting for. Ask if you can help chase what they are waiting for.
    Ask if you are ready to start talking about completion dates? (Doesn't have to be set in stone at this point, but good to have something to work towards.)
