Good morning: We are using Housenetwork to sell our property on the south coast. Have had one viewing since listing with them 2 weeks ago. They created an excellent web page for our property and provided online feedback from the viewing. We also get a listing on Rightmove (which is where our viewer saw the property). Fingers crossed for a sale before Christmas!

They came to take pictures, draw floor plan and write a description on the 6 July.

The pictures were rubbish, I uploaded my own but the get so compressed and resized so small they are almost useless. The big selling point of my property is I'm on a hill looking over the River Severn and this is a major selling point but from the photo it doesn't do it justice.

The floorplan was incorrect and I had to draw it myself to show a true representation.

The description was minimal and again I had to email my own description which they uploaded onto the site.

I have had no enquiries in six weeks.
  • at https://www.propertybrowser.co.uk you can post an ad with seven large pics for 4 months for a fiver!
  • Thanks for the replies guys.

I've just queried the inital fee of £199+ VAT.
For me this is definitely a leap of faith on the customer's behalf.

I asked if i wasn't happy with the presentation of their representative and the property appraisal would i be entitled to a refund?
After all any "traditional" EA would not charge for just turning up!!!

    No is the short answer.
As far as housenetwork are concerned once they have turned up and performed a valuation of the property, that is their end of the bargain completed.

The most attractive aspect is definitely the capped £500 sale fee.
A fraction of the 1% to 2.5% fee banded about.

The question is, is it worth the £199 + VAT outlay???

Good morning: In response to above posts...Housenetwork's representative did not give us a valuation, my own market research provided that info and in fact he asked us what price we wanted. The photos, virtual tour and floor plans for our property are excellent. I provided bullet points for the description ( as I am more familar with where I live) and Housenetwork wrote a description that conforms to legal requirements. We have been in contact by email and phone and have always had a speedy response to our questions and comments. I would recommend that the best way to check out the site is to look at a range of properties and act as mystery buyer to see how effective the site is.
The initial fee was well worth the money...our local agents charge high commission (2.25%) and their listings on Rightmove are subpar (poor and limited photos, error ridden property descriptions)... they also grossly undervalued our property (we checked out sale prices for properties on our street on nethouseprices)...one agent lied about the sale price of the house across the road ie 'sold for substantially under the asking price' ...since when is £4000.00 or 3% under the asking price a poor result in this market?
Finally I have nothing against estate agents, my sister and brother-in-law have their own agency across the Atlantic (of course there, realtors as they are called are licensed and regulated after undergoing rigourous training).

But I must say folks, make your own decisions...you don't know me or anyone else on this forum... do lots of research as I did...the answers are out there if you know where to look. I will keep postings updates so stay tuned

    Best wishes.

Good afternoon: We had another couple view our property last night....they are currently weighing up the 3 offers they have on their place and are scrambling to find somewhere to live..I suspect our 3 bed semi might be too small for them as their current home is a 5 bed detached ( in same town as us)! Our first viewer will taking a second look with his partner next week.

    We shall see.
