Thanks mate - do you know which part of the site as I have looked and used the earch function and can't find it - or do I just write to them under the freedon of info act?

    Here's the link http://www.landregisteronline.gov.uk/

Enter the house number and postcode and see what comes up. You want a copy of the title register. It costs £3 and can be paid by card, you then just download the PDF of the register entry and look for the proprietorship details. The title plan is probably only worth having if you're curious about the size of any land attached to the property.

Make it clear you aren't an estate agent. We recycle EA leaflets all the time. Well, we used to - they don't seem to be posting many "we have buyers for your house" junk these days...
we had two from the halifax last week!! couldn't believe it! myabe it's a ploy to make people think there are no problems at all in the housing market (the property down the road that's been on the market for a year without a viewing is clearly a 'fluke' ;))

Thanks everyone for the advice - in answer to the question of where - the house is in the East Midlands.

I've moved on a bit now! Downloaded the title register and learnt the owner is the immediate neighbour who has a pending planning application for an extension on the opposite side to "our" house. That said, their extension (which I've looked into and would be fine with) includes some amendments to the house which the builder would find easier i they had access to the land around "our" house.Am going to play daft and approach the neighbour and ask the same qustions I would have done anyway!!
