sorry Caffca i should of stated that the house is in a different and better area.
thanks all for you help, i think your right i should just stay here and save. its hard tho as he house needs so much work doing to it that it makes me unhappy and i dont want to spend hundreds doing up something that isnt mine. i suppose i should just be grateful because unlike some i have a roof over my head.

i also forgot to mention that we are planning for a child soon and i want to go back to work part time not full so i may be better here if mortgage costs will be too high for us when i am part time.
i spke to my mum about this bes her and she was quite sad that she couldnt help me.:j0
