I have a question for all you cashwise house buying pro's out there...
We have been looking at a bungalow, priced £239000, (that has been on the market for 11 months), what do you think our opening offer should be?

Vendors want to sell, we are chain free and can complete in 4 weeks.
I really like the village location, however we are not so keen on the avacado bathroom, dog smell, or dodgy carpets. Also, we have £150,000 cash so would need to raise a small mortgage....maybe 50k tops.
Zoopla says its worth £197,000.0 -
Offers are generally coming in at 10% below asking price at the mo but few get accepted at that level - you may get lucky, but would you be gutted if you were beaten?0

It's the first property we have seen under 250k in this desireable village during the last year..however, maybe that is a trend we may see repeated as 2008 continues???
I really want to live in this village, i grew up there myself, but i don't want to plunge us into a huge mortgage either...especially since we currently don't have one at all!!!0 -
I'm sure vendors want to sell but if they are looking to move onwards in a chain my feelings are you won't get a bargain price. Bargains tend to come from desparate sellers who need the cash - inheritances, repos etc Add to this the fact you love the village etc etc and I expect you will be talking about paying 90% plus assuming the price asked isn't overinflated as many are. However, that's only a feeling, no harm in trying lower especially as you seem to have good reason to believe it's worth a lot less.
Only thing I don't understand is your comment its the only house on under 250 in the past year and its been on for 11 months...has it just fallen to 239?0 -
The sellers are not in a chain, she is very keen to move into town asap and has said she is interested in offers. EA mentioned in passing that the owner was thinking about re-pricing the property at 220k to generate more interest.
Over the last year, this is the only house offered for sale in the village priced under 250k.
My question was, what numerical figure would YOU offer/ accept at, without being offensivley too low?0 -
I'd offer £195 and keep looking elsewhere.0

If you only want a mortgage of £50k, then offer them £200k. When they refuse, look elsewhere. a house is only worth what someone is willing to pay for it.
its been on market for a long time and im sure they have had quite a few viewers in that time so either they aren't accepting low offers or no one is offering on it.
put in a low bid of £195,000 then see what they say, sometimes the agent will come back and say what they have said they would accept, then if you don't like price say you will have to think about it and leave for a couple of days. chances of someone else snapping it up is unlikely if its been on market so long.
we have just done this, the few days wait was agonising but the agent rang us back and said that the vendors were going to see a property and if their offer for that was accepted then they would accept ours, and thank god 5days later we got our property.0
