Building a house - quotes needed

Hi all,

Thinking of building a house from scratch and need some ideas on how much it's all going to cost? Doesn't have to be an itemised list down to the last nut and bolt though.
It's going to be a 4 bedroomed detached house, 3 reception rooms, 1 kitchen, 2 ensuite bathrooms,
1 family bathroom and attached but sepearte garage (ie. not integral).
It's going to be very near existing gas/electric, water, sewerage mains and road access.
Any builders out there that can give me a rough estimate of total cost?
Things i will not be able to do myself:
Brick work, roofing, electrics, plumbing, internal and external rendering/plastering. Everything else i'll be ok with.
Will this bring the price down a lot?

    Hi all,

    Things i will not be able to do myself:

    out of curiousity what other tasks on a new build are there apart from decorating and kitting out kitchen bathrooms etc. unless you are included those under plumbing? are you digging out foundations etc. yourself?

    Foundations, windows and doors, plasterboards, arcitrave, skirting boards, coving, flooring, kitchen and bathroom fitting, decorating.

    it would be hard for a builder to give a quote without plans, size etc..... have you got to demolish an old house etc.... have you even got building permission? also you will need building reg inspectors to come round at various intervals.

    ps. if you are getting a mortgage for this dont forget that the provider normally releases the money in stages. not all at once so very careful planning is required, i think it is normally 3 stages. once the foundations are done is the first one.

  • As others have said, it would be hard for any builder to give an estimate based on the info provided.
    However as a budget, based on the houses suggested, I would use the following.

    Dwelling cost above DPC (complete) = £52,000
    House drainage = £1,450
    Single driveway = £700
    Double driveway = £1,000
    Standard service connections = £900
    Slab footpaths = £320
    Services excavations = 750
    Turf to front and rear gardens = £950
    Drainage channels to drive = £300
    Fencing = £500
    Foundations = £4500

    The above are typical rates used for low volume developers based on timber kit construction and assuming standard foundations, and assuming you aint been reading too many interior design mags.

    The numbers detailed above come close to one of my friends new build project completed last year.

    If you were to do the dry lining I would anticipate you should budget around the £3000 mark for plastering

    get yourself a quantity surveyor   worth evry penny as you dont then waste money on extra materials

    the rebuild insurance value for a 4 bed is around £150k to £185k
