Obviously an EA telling you that things are really bad in the market would be like MacDonalds telling you there food taste like crap and makes you into a fatty, but EA do over stretch the truth a little.
I have just had one tell me exactly that and, to me, it makes sense to talk down the market and stress how much you need a good agent in hard times.

Anyway, 2 down and 2 to go today, I'll post a summary of todays' adventures in a separate thread at the end of the day.

They must have rocks in their heads if they really believe that's a sensible price.... location poor, house tatty, space not great.... and would you believe they were hot on maintenance given they can't tidy before an EA comes up - there's a bulging suitcase of clothes on the table....

For some strange reason Alpha Terrace is seen as a 'desirable address' according to my colleagues. There was a much smaller terraced house going in that road for well over 300K recently and I was discussing it at work in amazement.

Re the suitcase on the table... they're obviously after a quick getaway! :D

I just cannot understand the EAs who come in and don't tactfully suggest items like this are moved prior to taking the photos... it's their job to sell things and taking good pictures should be part of that! I've lost count of the number of totally awful EA photos I've seen, including ones where the main focus of the composition was an overflowing bin or a grotty looking teatowel hung over a chair!

Alpha Terrace has ALWAYS been a desirable address.
Trumpington was always a good area. Being on the South it was commuter belt. Those not commuting went to the North.

I was born in Cambridge, lived there for over 35 years. North of course.... where the little people lived :)

Well I think I've found the exception to even the £5k drops. Just down the road from me, linky-link here.

    From PropertyBee:
    30th Jan 2008 20:42:04
    Price found: £104,995
    Status found: Under offer
    3rd Mar 2008 18:08:23
Price changed: from '£104,995' to '£130,000'
Status changed: from 'Under offer' to 'Available'

So that's a whopping £25k increase - not sure what planet the owner is living on as that is a totally over-valued price for the property. Not sure if I feel sorry for him or admire his gumption!!
