First time buyer,,,,,,,,,,advice needed!!!!

Hi Guys,

I know this topic has been done time and time again, but I am in a bit of delema.

Basically I have been fighting for planning permission on my familys farm (Co Fermanagh, N Ireland) for the last 2 years, and to which it has just been refused, so I am going to have to take the plunge onto the property ladder as I am relucant to rent. My girlfriend and I have been looking at house that we really like, a new build 4 bedroom @ 169k plus the developer pays all the fees plus stamp duty. Really what I am looking for is advice,,,, I know that no one really knows the future,,, but what would you wise money people recommended. Our real purpose for buying is for a home and not as an investment.

Both of us still live at home, we are both 25, combined income of 43k & currently have 40k saved to which we would use 30k as a deposit.

Any feedback would be appreciated,

    40K will buy you a nice house outright if you wait about 6 months.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

If you're right and can buy a nice comparible house to what the OP is after in 6months I'll gladly put a new post up bowing down to the fact you're correct. Even though neither of us have crystal balls, I personally think you're wrong. And why, because you nearly always talk extremes. And the thing about extremes is they rarely happen, hence the term extreme!

    But we will see...

    As for the OP. As it's NI I couldnt say much but new build? I'd haggle well if I were you if you really want it.

    If a £169k house is worth £40k in six months not only will i eat my boots, but also squatnow's as well ;)
    If we don't have half the population living in air raid shelteres/air base runways can we also say he was wrong about the rest as well?

  • Well, if a £169k house is only worth £40k I'm starting to wonder how I'll come back on here and post as surely we'll all be in his 'labour' camps while living in tents. Damn, I'll keep a laptop spare and find a way to get one of the nippers to cycle to run a generator, just to say to him he's right. ;)
  • If you are really looking for a long term home and can find the property that would suit you then go ahead. Remember that with the current climate you are in a very good position to haggle.
    Please consider the implications of your property losing its value in the short term along with high interest rates once your introductory rate finishes. Also consider the implications of one or the other of you losing your Jobs. Or of having children in the future, i.e. will the property be big enough or would you be forced to move at a time that may not suit you.
    As long a you take all the issues into account and are still happy then good luck.

    Squatter, you said 50% in 3 months a few days ago. That means the OP will still need to pay £42,250 not £40,000.

    Get him to drop the price then as there is not stamp duty till 175000+ now
