Online Conveyancing Recommendations?

Can anyone please recommend an online conveyancer? I used one here in Scotland recently and it went ok but need an England & Wales one now. Also, some of them quote for the sale of the property (which is what i require) but mention nothing about HIPs. Where do you go for these then? One conveyancer - Abode - is offering the whole package for £499 + VAT which seems good value? I need to get property on market ASAP so need the HIP ordered before marketing can commence. what a palaver this HIP crap is!!

Hi, you only need to order your HIP, you should get a reference and that is all you need to start your marketing. You don't need the actual HIP in your hands to start marketing. Your HIP should cost no more than £299 + VAT, there is mention in one of the HIPs posts here of £265 inc VAT. But there is also plenty of mention of - you get what you pay for.
Chriserenity will be able to explain HIPs better.
Watch out for any tie in to subsequent services like conveyancing at hiked prices, or sole seller and long term agreements with estate agents. Some offer deferred payment but it can only be a bad thing as it will tie you to the company with little option to try elsewhere if they don't market your property well.
Abode is just an introducer, from their web pages : " abode charges an administration fee of £75 + vat, for each sale or purchase" all they do is pass you on to one of many firms of solicitors up and down the country. I think you should look at the small print on your quote because £499 seems way too low. (unless that is their HIP price - in which case it is at least £200 over!) Mind you, if it is a genuine price for both the conveyancing and HIP you've found a bargain!
You should also compare with www dot remortgage-conveyancing dot co dot uk , there is no introducer so no introducer fees, and if you can get some local recommendations get prices there too, as many have pointed out, local knowledge can be quite important.
Take along any of your on-line quotes to the local firms and see if you can get them to match, worth a try

i used Conveyancing Direct in Glasgow. You are able to call them or email. they were pretty reasonable. for a purchase it was about £329 incl. VAT. I live about 30 miles from Glasgow so figured worse case scenario I could still go and batter their door down but it didn't come to that! Hope that helps0 -
Just a comment about adobe - we're currently buying a house using a solicitors firm that we got through adobe and just got our completion statement and it was exactly as the original quote, so I wouldn't worry so much about hidden extras. Actually thinking about it, it wasn't... because the sellers had a HIP we didn't need the searches that adobe had assumed we would need, so that's saved us £120.
The firm they put us in touch with have been very good with phone call and emails. I don't think they would have done us such a good deal by going directly, I've talked to friends who are laywers (yes some lawyers have friends you know, I'm an accountant so I tend to be rude about them) about this and they reckon the only way to make money by conveyancing is the pile em high using internet referrals and hope to up sell. Obviously the lawyers we've got aren't local so you can't pop in but we used a local firm when we were selling and didn't really get any benefit from it.0 -

I would'nt recommend "Conveyancing Direct", they are not a very good company to deal with, not had a good experience myself with them. Rarely will there answer their phones or call you back the same day.0
