Decorating

Options
How much would you expect it to cost to get someone to redecorate a 4 bedroom house? or can you give a rough guide to how much is normally charged for a room/area of decorating?
We're looking at ceilings, walls and woodwork in 4 double bedrooms, 2 bathrooms, landing, stairs, hallway, kitchen, cloakroom and 30ft lounge/diner, all paint and materials included. We've had a quote for £1150 all in.

Bloody hell!! Where do you live?? Is this person a real tradesman or someone doing it on the side? Make sure you check with some previous customers to see what the level of work is like!

assuming not all of the rooms could be decorated at the same time..... ie they arent empty, then you are looking at 2 to3 days work per room

    4 beds + 2 bath + kit + cloak + lounge + 2 landing = 11 rooms * 2 = 22 days = 1 month

perhaps the price isnt over the top, especially as it includes materials..... tins on paint £10 for 5 litre tin of emulsion (more for dulux etc), 1 coat on walls, 1 coat on ceilings..... if it is anything like my rooms, will need two coats of everything......
smile --- it makes people wonder what you are up to.... ;)

Interesting to hear, this is in the South East. We hadn't planned to get someone in to decorate and never have done in the past so had no idea how much it might be but asked them to quote while they were quoting for something else (which we've since asked them to do). When they came back with this we started considering it as it was a lot less than we'd expected and we realised that we <had> to get someone to do the job if we were going to get it done on time.
It seems quite a professional setup (Interior and Exterior Decorating Services), he has quite a few people working for him, claims to have been doing it for over 30 years. They are friends of the neighbours and are doing a lot of work on their place at the moment.
Everything will need at least 2 coats as they're doing bits of replastering in every room too.
Perhaps he took pity on us as I'm due to give birth in less than 5 weeks and we need to move into this house before then.

£1150 at a guess you are looking at £150 paint and £1000 labour (10 days at £100 a day) both of which are extremely cheap,i would presume this is cash as he isnt charging you any VAT which he would need to be registered for if he has blokes working for him.

If you have seen his work before or he has been recommended to you and you feel confident in getting the job done the way you want him to, get him round and get the job planned out in both of you minds with regards to what areas get what, who is moving what furniture, what areas he will get at what stage of the job, that he will get these areas complete before he moves onto the next stage etc, etc...

Most important thing of all is always make sure he has done more work than what you have paid for.

I would offer to give you a quote myself as i live in Sussex but at that sort of money i would be wasting mine and your time

That quote seems ridiculously cheap to me, fi it's to be done properly, it will be 1 coat on the ceiling, if its already white, 2 coats on the walls, depending on the base colour, 1 coat of undercoat, and 1-2 coats of gloss to woodwork!!

he doesnt have to be registered for VAT just because he has guys working for him (if he does), its all to do with his turnover!!

Make sure he isnt using cheap paint, because ut really will look cheap....

I had a call last week to paint a 3 bed house, not including bathroom, no celings, just 2 coats on everything, and freshen up the woodwork, which was just a quick rub down and satinwood over...Varnish new doors, and handrails etc.....I worked from 6am - 10am for 4 days to get it finished for the tenants to move in, by know means was it a real decorating job( I just didn't have the time)...I charged £950 for that....not including materials, which were roughly £200....
In this trusted place U can erase
Every tear that ever rolled down your weary face
All the time U waste in that paper chase
Is time better spent in these arms of mine

wow that is sooooooooooo cheap, i have a 3 bed semi which needed all walls, ceilings painted 3 times (white) and all woodwork undercoated twice plus 2 coats satinwood and the quotes i got were between 2200 and 3000. We ended up doing most of the grotty work ourself and have got someone to help us out on a daily basis as and when for £80 a day.
if you can get to see there work for yourself and are happy i would definately go for it.
