quick question

Hi

we have been in our house 1 year and as funds have been going into other parts of the house our garage roof has been left to leak and rot in all honesty
its mainly been used to store the rubbish from the house until we have enough for a skip

anyway with the winds of late some branches fell onto the roof thinking that they may cause the roof to colapse or fall off into kids or even worse the car:p i climbed onto the roof to clear them carefully

so me foot went through the roof :rotfl: big hole etc

were do i stand on claiming? if i can seeming as the roof wasn't in the greatest state to begin with?

Do you have accidental damage on your buildings insurance?

I doubt they would pay out for this - whilst the incident is would come under accidental damage - the cause is that the property is not in a good state of repair, top this off with it being rot (which is not a incident but some thing that occurs over time) and I think this would get kicked back

well all the wood around the roof has rot, its a flat roof slightly raised around the edges where the felt has broken an leaks

i could easily cover up the rotted wood?

something as simple as that will be spotted - remember insurers dont really like paying out claims - so will check EVERY little detail. As I say the condition of a property will be what is taken in to consideration and the accesor will have seen it all before - you might get lucky and they may pay out - but I'd keep your fingers crossed rather than holding your breath
