Points to consider:- A valuer might use the residual valuation method to get at "worthwhileness":
- value of house as extended - value of house as now = the increase in value
- compare the increase in value with the total cost of works etc.
- if the answer is +ve it may be worth doing
- but the market may fall over the next 9 months or so
- but if you are staying - you will not need to buy a bigger house with legal costs + stamp duty + removel costs etc (ie What is your opportunity cost?).

I have been fortunate enough to find an architect through family who is going to draw our plans and submit them with planning and building control...........the ball is finally rolling!
We have decided to get it done in stages aswell and do all the running ourselves as we have also been put in touch with several different guys who will do abit each,brickies and roofers ect which i am hoping will save us enough money to buy a nice kitchen to put into this great new extension!!!!
cant wait!!nerves are getting worse though!!it takes more energy
to hate than to love...

How much should i expect to pay for an ACE map,any way of grabbing it free under the freedom of information act

I would like to look at it before the architect comes and have it here for him so we can sort out any boundary issues that might come up (of perhaps thats his job!?) I would just like a copy for now as he isnt comming for 2weeks....i know im being impatient!
Do i go myself to the land registry office in Belfast or phone them to request a copy sent out?
I looked through their website............:rolleyes: oh so helpful,not!

either download it in PDF or have it posted in hard copy or CD (personally I download them as your need up to 7 copies for a planning application)
But it is your Architects job to obtain it for you0 -
I have just got planning permission for a double extension onto my 3 bed semi. I used a local architect who I would recommend to anyone - his fee was £1500 all in that included many visits, doing the plans, gettinng planning permission, submitting the approved plans to building control etc. A great guy to work with - I can provide his details if anyone needs an architect.
I now have the plans out to 6 x builders for pricing (3 of which have been highly recommended).
As has been said you must weigh up the cost of the extension and the extra space it will give you. Mine will give 800sq ft extra space (2 x bedrooms, ensuite bathroom, garage, sunroom and utility room). My ground needs piled at a cost of £5000 straight away so when I get the prices in I need to look at if it is worthwhile or should I move to 4/5 bed detached.0 -

We have now decided to go ahead with the double extension (as long as we get the permission)
The drawings have now been submitted. The upstairs will be just one big large bedroom (8x4.2 m total size) incl an en-suite and a walk in wardrobe.0
