    ok my two questions are this
    a) Why is my band different what the VOA site says it is?
    b) I know you said it being council around here shouldn't have any impact but my house was sold off before the 1991 and also resold before that date a lot of the houses were sold off before but havnt resold I know they go for a fraction of their real price as they are right to buy. Would the fact that these prices are so low have a bearing on what the occupants pay in council tax?
  • After last nights program, I checked my neighbours bands, and we are all in the same band, band D. Fair enough. However, I did the 'reverse evaluation' thing, and it turns out that my house was worth 66.8k in 1991, however, the line between band C and D was 68k, and thus, from a objective point of view, all the houses in our street are in the wrong band as they are all identical!

    Do you think that is enough grounds for me (and everyone else in the street) to apply for a rebanding to band C?
  • I was trying to work out if I'm in the right tax band but my house wasn't built until 1995, so I'm not sure what method they used to set the band for my house. I still went through the steps and eventhough I found that all my neighbours were in the same band, when I checked with the house price calculator it put my house 2 bands down. Not sure if this is valid!! Should I request the council do an assessment ?
    Anyone have any thoughts?

    Oh and is council tax related to income at all as I asked the people opposite what their band was and they said A as they were on benefits. I didn't think income had any bearing? Their house is built to the same plan as ours.

  • AFAIK, council tax is based purely on the value of the house. If they are on benefits, then they may get council tax benefit (i.e. they don't pay it), but the banding will still be the same.

    Thanks I thought that was the case. Now I've just got to work out the two other points. I really dont understand the VOA site difference.
    I'm also kind of scared that if we appeal they'll just shove everyone elses up which won't bother those who have theirs paid for but would mess up people similar to us who really couldn't afford an increase.

    The exactly same thing happened to me, according the figures of 1991 my home should be in band c, not band d, the valuation of mine was £10,000 under the lower D limit. I don't think we will have a leg to stand on, the whole of my area could be in the wrong band, I don't see the council accepting that one, do you?

    I think where whole streets are concerned, a reassessment may not help.

    Following the "backwards valuation" method, my house comes under Band B. It's actually band D. All my neighbours with the same-sized house are a band D. My neighbours with smaller houses are Band C.

    My house is big, but I live in a cheap City in Wales - I can't see the council allowing the majority of the City to drop 2 council tax bands!
