Capital Gains Tax

Can anybody tell me what the change in capital gains tax legislation will mean to selling a property that was originally used as a main residence but subsequently let?

You will still get PPR for the time it was your PPR and the last 3 years of ownership -unchanged.

You will still be eligible for letting relief - unchanged.

Still get CGT allowance if not used elsewhere - increased from 9,200 to 9,600

No longer get indexation relief for property owned before 1998 or taper relief based on years owned between 1998 and 2008.

Rate of CGT changed from your marginal rate to a flat rate of 18%.

    That's for entrepeneurs, not BTL.

You could use Entrepeneur's relief if it is a holiday let but not if it is a standard BTL.
