Mortgage Leads

I'm looking into methods of generating leads and would be interested in hearing the views of other brokers on here about the likes of PAA Leads / Leadbay etc.
PAA have recently started to split out house purchase and remortgage leads but the price of their remortgage leads has risen. Going back a few months they were advertising 3/10 leads result in business where as now their site claims only 2/10 result in business - a worrying but perhaps expected trend in the current market.
I also have concerns that too many of the online lead generation sites seem to offer consumers "a quote from a mortgage consultant" rather than professional unbiased mortgage advice from a qualified adviser who has access to the whole of the market. Other forums I have read are suggesting there are too many people submitting enquiries who are shocked to receive a call or simply leave a mobile number which is never answered.
I understand it would not be realistic to form an entire business model based on paying £55 for a remortgage lead but do many advisers find they can generate a decent return on investment for these??

We have been looking at this for a few months. They are poor and 3/10 would be a good ratio. We are currently looking at murcrial or something like that. The partner of our practice have tried a few, they are £100-£125 a pop but you get almost a fact find and the appointment is booked. the issue so far is the pther end of the scale to the paa leads etc, they are in, and expecting you but seem to be trying to confirm what they already know or have found. We are thinking that we should stick to what we do best and work harder with our existing clients!!0

The trouble with sites such as Moneysupermarket (lead generator for PAA) and the others is that the public are getting wise to the fact that they are merely selling their details to the highest bidder. As a result the quality of lead has been reported to be on the decline of late.
I favour local advertising and investing the money that way as opposed to throwing money on a roulette table such as PAA or Leadbay, most of my business is existing clients and referrals.0 -
In real estate and marketing parlance, a mortgage lead refers to a potential client in the mortgage industry. Mortgage leads are the back-bone of any mortgage loan professional's business.0

The base of any business, is generating leads, which hopefully then will convert to paying to customers. For generating leads, you really just need to get the features and benefits of your products or services in front of your target market in the best possible light.0
