costs of a 2 storey extension

Hi All
Did a search but couldnt find this, thinking about having an extension built and saw the costs of average about 1000sq m. Is this the same for a one and two storey or is there another average to use for two storeys. Thinking the foundations are one of the most expensive things the second floor may be cheaper but does it not work that way.
Also any idea of the average sq mtr costs that should be used for the Newcastle area.

We have been quoted from several builders that it costs on average £1,000 per square meter.
We are looking at spending 25k max for a single story 15 square mtr extension, that includes new kitchen, windows etc

Well if it's £1,000 per sq m does that mean my loft conversion at approx 18m x 8m is going to cost me £144,000 :eek:0

£1,000 per sq meter inc foundations and bricks cement etc, i dont think you need those in a loft conversion.Just owe Dad £2500 for a new car

You could ring a friendly architect or chartered building surveyor - they may give you an idea of costs and design etc.
Scaffolding to upper floor needs pricing in. Loft conversions are different and cheaper - I guess

Lofts don't have concrete but they do have structural steels and joists and fire regs.Counting the beans : £1

my conservatory iam getting built(if i ever get a building warrant:mad: ) is 4.2m x 3.2m but i wont spend more than £2000 total for all materiaLS including concerete,bricks etc and all stuff to kit it out inside,labours costing me £3000 for whole jobLive in my shoes for a week,then tell me your lifes hard!0
