building warrant for conservatory(scotland only)

got planning permission for my conservatory,but they have twice asked me for a big list of info to obtain the building warrant,1st time they asked i got my conservatory company to send info,now 1 month down the line there asking for the same info again(not telling me which info was ok,and which wasnt)now got a architect on the job drawing up plans and speaking to planning regarding this,builders champing at the bit to start ashe has other jobs on and we thought warrant would be a formaility,are building control usually this picky over a simple conservsatory???

    They are picky over everything, we just did some new steps at our Guide Hall and needed both Planning and Building.

    You do need to submit proper plans with the application, did you not put in for Building at the same time as for Planning? I hope your lot are quicker than ours were, it took us 4 months to get Planning Permission, and 5 months for the Building warrant!

    For a conservatory you don't usually need Planning if it is at the rear as it comes under "permitted development", unless you already used up your "quota", but you always need a Building Warrant.

    yes applied for both at same time,annoying thing is when i gave them info from conservatory co they didnt tell me from original last what was useful land what wasnt,how hard is that???

    The council are usually quite good, if you play by their rules

    Ask specifically what extra information they require, rather than sending bits of paper in and hoping for the best.

    You will need all the paperwork completed in the event you decide to sell.
    Don't delay the paperwork and make sure all the boxes are ticked

    The electrics also require certification, the building company may have this in hand. Check the link below;
