Hi all,

I am looking to buy a house. The House that is in our budget and desired location needs lot of Improvement. Minimum it will require new flooring before we move. So would like some advice on flooring cost before we decide the offer price.

Here is the Dimensions:

Ground floor
Lounge 6.02m X 2.63m 19' 9" X 8' 8"
Dining Room 3.55m X 3.03m 11' 8" X 9' 11"
Sun Room 3.75m X 3.63m 12' 4" X 11' 11"
Kitchen 4.03m X 2.63m 13' 3" X 8' 8"
First Floor Landing
Bedroom 1 3.61m X 2.69m 11' 10" X 8' 10"
Bedroom 2 3.15m X 2.64m & 1.77m X 1.41m 10' 4" X 8' 8" & 5' 10" X 4' 8"
Bedroom 3 3.13m X 1.79m & 1.77m X 0.92m 10' 3" X 5' 10" & 5' 10" X 3' 0"

Considering Laminate flooring ground floor and Carpet First floor.
We just need a rough Idea.

Also the Asking price is 172000..
What should be the offer price...

Thanks for any suggestions!

workout the sq metres. laminate varies from £10 psm to £40 psm
carpet similar amounts. just think about what standard you want.
also you need underlay, grippers, door bars and fitting etc.

typical consider about £2,500 for flooring, whether you get it is
    another thing.

Just take the measurements into a flooring/carpet shop and they will give you an esimate which will include the extras like grippers, underlay and fitting.

I suppose the price depends on quality, make and 'extras', but I must say that we found it cheaper to go with our local carpet man rather than one of the big chains. Also we got some superb quality laminate from Howdens, a 'trade' outlet that supplies some of the 'big boys' - we just walked in, chose what we wanted and they delivered sharpish. Excellent and recommended!
