Detached Double Garage Conversion

New to the forum, but some great info.

Can you help!!

I have a detached double garage of 29 sq m, I would like to convert this to two self contained accomodation units to rent. Do I need planning permission? I know that I will need building regulations, but we will not be extending the garage. We will only be putting in a couple of doors and windows, with each having a en-suite room (this will require ventalation) including toilet, shower and sink. The existing garage door will be bricked up, and we also have a damp course in the garage already.

Also any idea how much this may cost us?

Woudl be greatful for any info/advice..

    29sq m is small for one unit, never mind 2. You will need Planning Permission to do this as well as Building Regulation approval. I really don't think you have much chance of getting Planning Permission. I'd like more details of the location and access as well as what you are proposing to do.

    I am talking about B & B so only require en-suite and bedroom, with mini fridge and microware, we are located near to Gatwick airport, we already take in aircrew for our spare rooms, but would now like to convert our double garage.

    It is only single skin, so I guess will need to be insulated? I have checked on the local planning, and it says that if you are not extending then planning would not be required, but you would require building reg's for change of use, and bricking up the existing garage door?

    Yes, that would be covered by the Building Regulations.

    There are a number of other things though that will affect this, even if I've got the thing wrong about creating additional habitable space. How close is this garage to the neighbours? How much garden area is taken up by the garage? Where do the proposed windows face? Things like that.

    "Change of use" is a planning issue. However, depending on how many rooms which you intend to rent out, you end up with, are there any other rules you may need to comply with? Local registration of B&B business? Fire regulations?
    One other thing, I'd expect the drainage to be a pain on a job like this.
