Possible pitfalls - any suggestions?

Hi,
I'm wondering if anyone can spot any potential pitfalls with the following scenario.
We have had an offer from a BTL investor who already has a mortgage arranged from a previous sale that fell through and will transfer to our property.
We are buying a larger house in the local area.
My wife is 8 months pregnant and we have said to our buyers we do not we do not want to move until 3 weeks after the baby is due.
Our buyer wants to complete as soon as possible and has asked if we would be prepared to rent the property from them if we were to delay the completion date (because of the baby or delays in buying our new house).
I can't see any major problems with this providing we agree the rent beforehand and only exchange contracts when all searches and surveys are complete on the house we are buying and we are happy with them.
Can you foresee any problems, any comments would be much appreciated.
