No Corgi certificate for 2005 boiler & electrics installation - show stopper ?

I would be very wary of doing what saggingvenus suggests this is a standoff that will probably only be bad for you, once your solicitor is aware of these missing certs he legally cannot procede(not sure if your solicitor is aware at this point)and in the event of the vendor being unable to provide this information you can't buy the house.
An indemnity policy would get around the lack of certificates problem. You can't seriously say that without certificates the property can never, ever be sold.She is going to check &, if it is March, then I'm happy with a safety check by Corgi-reg engineer.
This is the joke. If it was March a gas safety check will satisfy you, but if it was two days later it won't make any difference to the quality of the installation!

Right - as I suspected they had the work done prior to April 1st 2005
(actually Dec 2004 - Feb 2005).
It was definitely BG who upgraded the boiler - they are sending an
engineer round to inspect & issue some sort of safety report (I guess
probably not a compliance certificate, as this also requires input from
local planning office). Also going to supply me with a manual for the
boiler (as she lost this !).
I've also given a list of a few NICEIC registered sparkies & one of
these will inspect the electrical installation.
Copies of both will be forwarded to my solicitor & I'll get the
originals on completion.
As she is not really obliged to have these inspections, I'm
reasonably happy with the outcome.
