Have any of you lot entertained the idea the op meant the guy's an idiot for making the same offer 3 times??? Even increasing his offer by £1k wouldn't be too bad. But £75k three times? The guy's a plank and just trying his luck. In this market, yes it can be worth it but if it's too low for you then don't accept. And don't feel bad to want as much for your house as possible. If you're in no rush to hurry then stick it out. Someone will come along eventually and give you the price you want.

Strikes me that either the EA likes everyone's time being wasted by continuing to put across the same offer from the same person or they themselves believe it's an offer worth considering. If I'm buying and the EA makes out my offer is decent in the market, then why wouldn't I keep putting it forward to try my luck especially since there's not likely to be too many buyers wanting to go near asking prices right now.
After posting about receiving an email to my MSE username/email from 'Money Expert' (note the use of ' '), I am now unable to post on MSE. Such is life.

Surprisingly I didnt put the post on to be insulted by people who "know" best! I am not saying that my house is great and will get 20k over asking price what i was saying was that he offered it 3 times in around 2 months- thank you lady noluck!!
Seriously sometimes people on this board can be so negative, nasty and some downright rude. Thank you to all of you for your comments and to some of you for being realistic I did not want advice was just having a rant!!

  • up and down the country, sentiment of buyers and sellers is changing.

next door neighbour had her house VALUED at 128k in summer 07. sold for 103k december 07.
guy at work had house valued at 130k may 07..... still not sold and he dropped price to 115k. i offered 95k....and he is seriously thinking about it as he wants to move.
houses are taking longer to sell, mortgage approvals are down and the 6 month long standoff between buyers and sellers that has been under way since last summer is about to give one way or the other. and when the penny drops that houses can go down as well as up it will be very interesting
when the tide goes out we shall see who has been swimming naked

My FTB personal vested interest is for house prices to drop... so im biased in this regard.
Ops vested interest is for the house to sell for her anticipated mark.

I do feel for the OP though :(. If this correction/crash/whatever you want to call it is in affect (and there are initial signs) then alot of people are going to be dissapointed if not worse.

A colleague at work has been trying to sell her 2 bedroom (small cottage) house for 170k in the local area were other 2 bedrooms can be bought between 130-150k. She always moans that nobody is 'completing the chain' so she can move on to her next house. She has been trying to sell for 6 months amd hardly any viewings at all.. she blames the EA. Overpricing your house in the past was a good idea, but now it probably puts off potential buyers all together.

I explained about a potential correction but she just keeps on trying to sell at the same price... even when the truth stares her in the face... people with a vested interest in things always seem to be blinded by logical sense.

Wait until your neighbours start cutting their sale price by £50,000 under what you have valued up yours up at.

    This is already happening now.

A lot of people are going to have to get used to their property being worth 50% less than they think it's worth.
