How about a board for the Scottish system?

Much as the opinions on this board are useful, there must be enough of us north of the border to warrant a seperate board for the different system?

    I can understand the point.

    Northern Ireland has a board as Northern Irelad is sub-served in a range of things. While the Scottish House Buying process is different - plus of course education and legal - is MoneySaving really so different in Scotland.

    To have a board just for scottish house buying would seem a little exessive to me.

    However I'm willing to listen

    There seems to be a huge variety of subjects covered on this board including buying in France.... don't know where you'd stop if you had a seperate one for Scotland.

    Can't you put Scotland in the thread title?

    We could solve the problem if the rest of the UK adopted the Scottish system ;)

    Would take some of the uncertainty out of the house buying / selling process.

    The Scottish system isn't perfect though, how about all those who have to pay for a survey with no guarantee they will end up buying the property. And the huge premiums paid on 'offers over' bit just seems downright daft to me.

    Its better than going along 3 months and then one party pulls out leaving the other fuming, or evenworse the whole chain collapses

    :) i need to get some sort of evidence to persuade both the factor and residents that the job has to be done by an independent specialist and how important that is, for the future sale of our houses.

    So my question about dry rot is about my own home sale would be potentially affected. I basically am asking that, if there is no guarantee with the work done by a builder rather than a preservation firm, how does that affect the saleable value i.e. in scotland 25 years is normal guarantee for specialist treatment of such a problem.
    So if a mortage lender has a valuation done and and the problem is highlighted, how would that normally

    And in addition there is talk of the seller being responsible for getting a survey done when is that likely to come into force?


    Can anyone help with an answer please.

    That is a fair point. The Scottish system struggles particularly with hotspots, where a large number of buyers are chasing the same properties.

    Speaking to one of the leading surveyors here (Edinburgh), he pointed out that usually there is only one or possibly two potential buyers for most properties and that when the market goes "on tilt" as it has done recently, solutions usually appear. In the case of the current (should probably be "recent") boom, most offers were subject to survey with the survey only being carried out when an offer was accepted.
