We are going to view a house which is on the market for £139,995
Was woundering how much to offer as a starting price. We both like the look of the house but we not sure what is a fair price to offer. We would rather start a bit lower as can always increase the offer price but don't want to start too low incase they don't take us serious.
Any suggestions?

It depends on so many things - how long it's been on is a key, and how popular it is. It is however quite close to the stamp duty threshold so you *could* get that to work in your favour a bit.
I would make a silly offer of £119,999 plus F&F, and see what they say. That way you'll save yourself £1300-odd in stamp duty and could therefore offer to pay the seller's estate agent fees as well. That may be attractive to them and even if their fees are £5k ish you've still done very well to get the property for the price you have.

You can start wherever you like! The suggestion already given is good. Stress to the agent that you only have £120,000 (for example) and can't stretch any further.
If the vendor doesn't take you seriously, ask the estate agent what the vendor would be prepared to accept, bearing in mind that you don't really have any more money. This should put the vendor under pressure and you should then find the minimum price that the vendor will let it go for.
I'm divulging secrets, but this has worked for me!

Also pays to do some research as to what similar properties in the same road or area have gone for recently. This Site is one that allows you to search by post code, requires you to register, but is otherwise free.
So if any similar ones have sold in last 12 months for less than asking price you may be able to use that when you make your offer to the Agent. If you're in a strong buying position, guessing FTBers?, make sure the agent knows this and that you can proceed quickly.
Guessing you're FTBers because you're rather putting cart be4 horse in asking what to bid before you've viewed!! It might be a right sh*t tip inside so don't set your heart on it until you've seen it!! Don't bid after the 1st viewing go back and have another look at a different time of day. If there is any work needed, like new kitchen or bathroom, you can also use that as a reason for a lower bid too. If you're not sure it's right for you - it probably isn't - but somewhere else will be.
