Get a floor plan done if you haven't already. As a buyer, I want to see these.Who made hogs and dogs and frogs?

bridiej, thanks for the advice, I have been looking for over 2 years now so like you have noticed what looks cared for and not, all the windows are freshly painted and the garden is always neat, hanging baskets etc etc, so I hope its not that...
Doozergirl- it is the best estate agent re reputation, I have to say they have always impressed me greatly with their attitude, presentation etc, however I agree I was very disapointed they didn't follow up viewings for feedback. I think I'll get on to them re this, otherwise how will I know why the few who have viewed didn't want to take it further.

to be honest Id rather not say in an open forum as it would make me very identifiable. I know that sounds pretty paranoid, but as I have given so many details and the estate agent is a local firm and I guess many people buying will be looking on this forum also so information is power as they say.
It is a small firm which only covers a few medium size towns in the County Antrim area, so you may not know it anyway0 -
bylromarha, I am intrigued, what do you mean by a floor plan. All I have is the schedule with the measurements of each room, but Im thinking you are meaning something else?0

No problem. I dabble a bit in property, usually buy to let in the belfast area.But i find most agents think they are doing you a favour by marketing a property for you. Make it clear if you don't have any interest within a set time limit you will be marketing with another agent.0 -
A floor plan is a really useful tool that lets a buyer see not only the measurements of a room, but its shape, size, fittings, north facing etc etc etc.
You'll often find them on new houses as part of the marketing, but any agent worth their money will get them for an existing property as it weeds out viewings who will walk in your house and say no immediately as they don't like the shape of rooms, but also lets buyers "see" the property without the decor so to speak.
Here's a bad example of a floor plan. I say bad as there are no measurements, fittings etc but it gives you an idea of what I'm talking about.
