Served a S21 notice to quit. Can I leave early

    Just go with him on this one your date to give notice is now gone you cannot give notice until next month anyway so will still be leaving on the same date anyway.Better to spend your time looking for a new place. You have some strict criteria for your new house so i would start now .you are only talking two months away many landlords such as yours will know their tenants are leaving and will be advertising now .If letting through an agent tell them you are looking for something starting at the begining of May.
    If you see something suitable before hand maybe you can do some sort of deal with the landlord, such as maybe meet him half way with the rent for the period he is waiting for you and split it over the term of the tenancy.
    Maybe he might just be willing to wait.
  • not sure if this is of help to anyone, and I presuming the OP has already resolved it all now and moved etc

    but I'm under a similar scenario right now. Been given a 2month notice a couple of weeks ago to terminate contract so they can sell property, to terminate on the 11th July. I pay on the 12th of each month, so in effect my final payment if stay for the full time will be made on the 12th June. However, it does appear that I have possibly a new place (touch wood) to go to and to get the keys on monday 26th May. So I'm hoping that I will have everything moved in and ready in plenty of time.

    That does mean that if I have everything moved before the 12th June (plus a few days to allow for standing order to process), then ideally I'd like to terminate it asap and not have to pay out another £500 for no reason as I wouldnt want 2 homes at same time. My parents friend works for housing section of CAB and she said I can terminate it at any time as it is the landlord that has served the notice and not myself, however those words came via my mothers mouth who is good at chinese whispers so so far I have taken it with a pinch of salt.

    This is correct. You have given notice to your tenant that you require your property back, your tenant is free to leave at any time after you have served the S.21

    So it does indeed appear to be that you can leave at any time.

    So here's hoping I can get out of it sooner than later :D Hope that helps some ppl here, or please shoot that down if it turns out to be untrue
