Renting without Landlord references.

My partner and I (and 3 year old son) are looking to rent soon. We have both been living with our parents and previously could not afford to move out. Now we are both working, have good credit history etc and earn enough to cover the rents we are looking at, but neither of us would be able to provide Landlord references I have not been a tenant for about 3 years and my partner about 2 years. Will this put of Landlords?

    I doubt it. In my experience all that matters is whether you earn enough to cover the rent multiples (usually you've got to be earning 3x the yearly rent), don't have a dodgy credit history and can pay the fees and deposit. If you can provide a guarantor, even better.

    No, it's quite common. In the event of someone not having past landlord references the character and employer options are normally used.

    Hi,

    I also had to rent with no references after a divorce. My letting agents demanded that my parents had to offer themselves as security. I.e. that if I couldn't pay the rent, they would take the money from my parents.

    Once I told them it was a formality and that I could pay the rent, they agreed. Now that I have rented for a couple of years this is no longer needed.

    you will be fine, just be upfront with letting agents and don't try making stuff up. I sit next to a lettings manager in an estate agents all day, and you'd be suprised the stuff people say!
