Found a derilict <sp> house, need help with a letter.

Hi All,
I have found a house that is semi derilict, the owners walked out after they were given a new house. I know of them and I know the council aint exactly happpy about the state of the house as no one has been inside in years. It was rat infested and they didnt even empty the cupboards etc. Its all overgrown etc but at the end of the day it could make a very nice house (after a semi gutting).
I want to write them an initial offer to purchase the property but I cannot find a template anywhere for this sort of thing. Does anyone know of where I might obtain one or buy one and also any advice when putting the offer to them ?

The letter can say whatever you want it to say, just as long as it includes the crucial words 'subject to contract'.
'I offer you £50,000 for the house subject to contract' would be the main part of the letter. You might also say how much you need to buy the house, how you will lavish care on it, and that it is for your own use with your family. You might also mention that it must be a concern to them, deteriorating, .......No reliance should be placed on the above! Absolutely none, do you hear?0 -
Don't forget the words "without prejudice" at the top too - you don't want to sign yourself up to it too early!0
