"discouraged" from second offer....

We've no chain - vendors are emigrating, asking price 530k - we offered 490 (don't want to pay 5k extra stamp duty...)

- EA calls and says "no they want the asking price" ... didn't even seem worth going up to 499

Instinct at the mo is to sit tight and see what happens - what do you all reckon?

    You're instinct is correct in my opinion. Get back to them in a years time when it may be worth 430k & offer them 400k!

    everything is in your favour

    virtually every other buyer will want to avoid the extra 5k stamp duty, and there's not going to be too many buyers around in this price range (depending on area)

    if the vendors insist on hanging on for the full 530, they will end up being lucky to get 430 the way the market is going.
    It's a health benefit ...

    I think you should ignore the agent.

    Either carry on with your offers as you may have done if it were a simple rejection.

    Or go and view the property again and ask the vendors if there is any flexibility at all in their price. Make sure it isn't just the EA being an idiot.

  • The agent could well be playing a game. We bid £25k under and were told that the vendor would only accept the asking price. Two days' later we bid £20k under and were told that the vendor would only accept £10k under. Three days' later the vendor accepted our offer of £20k under. Just ignore the agent, who will do all they can to get the highest price.

    The agent will do all they can to get a sale, not the highest price. For them the difference in commission is not a big deal - compared to getting the commission sooner rather than later. Just tell the agent that you're not prepared to get hit by stamp duty and let them get on with it.

    Could just be worth re-iterating your offer and position (with no chain) in writing, sent to both the agent and vendor.

  • Thanks for advice - think will have to get a bit more thick skinned and take EA with even more pinches of salt!!

    Also good point we won;t be the only ones not wanting to pay the stamp duty hike.

    Property not been on long so they probably think that with an offer within the first few weeks that others must be round the corner ... ahem...
