I want to rent

I'll be honest about my position, I don't work, I'm on benefits, have a bad credit history and no references. But I do have bags of cash!

So i was thinking, would it be worth approaching a landlord/EA and offering to pay my rent up in full ? would they accept this ? surely with the stories of all these landlords desperate for tenants they would jump at guaranteed rent ?

if this is possible, what I do worry about, is what if i get kicked out ?
I think if its a BTL and it is mortgaged as such, then if it gets repossed then it cant be till the end of the tenancy. but ive heard that lots of these BTL merchants havnt told their mortgage companies that the properties are being rented out, and if they get repossed you are kicked out before the end of the contract.

can i demand to see the details of the status of the flat, e.g if it mortgaged and what type of mortgage ?

the type of flat I am aiming for is a manchester city centre new build, so hopefully i should be able to find someone willing to rent as they all seem pretty desperate, but considering the state of this market, the owners of these properties are the ones most likely to be in trouble.

    If you're willing to pay 6 months rent upfront, then you might be able to find someone willing to rent to you.

    Go into an EA, be honest and upfront about your situation, but take along proof that you can pay x months in advance. Maybe ask them if they have any properties that have been empty for ages and the landlords are desparate to rent out!!!?!?!

    Could you not put it in a bank and just pay it to the LL normally?

    You surely have someone to be a character reference for you? That solves one problem. People rent property without previous landlord/agency references all the time.

    Your main hurdles will be finding someone who accepts people on social security. I would check out websites such as gumtree to see if you can find a private landlord marketing his own property. It is most likely you will bypass the need for a credit check and you can pay your rent normally - a deposit and first months rent in advance and then monthly after. If you have 'bags' of money then why not give it a try with an agency - they normally only charge a small fee if you get declined on the credit check and even then will normally ask for a period of rent up front? I wouldn't stalk in and offer a bag of cash up front without being prompted for it first! It doesn't half make you sound dodgy.

    why not ? i have worked and saved up my money, so why shouldnt i have savings and be on benefits (for information purposes, my benefit is non means tested and i dont claim any means tested benefits).

    I dont claim housing benefit, so maybe i should blow all my savings (or not bothered to save when i worked like so many do) and be a further burden on the state.

    LL's not interested because of problems stated above, credit record, not working etc, etc

    I'd make sure if you do this that the landlord actually has a buy to let mortgage, or you could lose the lot and still get evicted.

    I want one of those spanking brand new flash apparments in manchester city centre, but these are the landlords who are most likely to be in trouble.
