Partition wall

I'm looking at building a stud wall to split one bedroom into 2. (In order to split up my 2 girls)

I realise that one of the rooms will not conform to building regs as it will not have its own independent natural light source, or ventilation (although there is an air brich that vents into the chimney breast, there are no gas/alt fuel fires downstairs). Neither at this time will it have it's own radiator, but that should not pose a problem.

The room at the moment is approx 5 meters in length and 2 meters wide, and I plan to split it in half so making 2 rooms of 2.5m x2m.

One room will have the window and radiator, the other will have neither atm. the other room is boundaried by the new stud wall, 2 existing stud walls and the joining wall with next door.

2 questions.

1) is there any easy way of bringing this room up to standard so that it confirms to building regs.

2) if I built this room and kept it hush hush, would it affect me when I come to remortgage this time next year? i.e. survey/valuation.

    as this is building regs you may find low response rate. Just convinve them to be happy! Looking at what youve written the two rooms are going to be small as dont forget you will have the stud wall which will take space and room for a door and the beds too. (I know this is not helping with your original q. - if only I knew the answer)

    HAD A BRAIN WAVE............why not run a general enquiry, that is without mentioning your name to the mortgage comp and building regs.......just say i was thinking about doing this.......will it affect me. if you dont give your name then it wont affect the HUSH HUSH method.

    are your daughters aware that there new rooms will be approx 8ft by 7ft.........,
    i have a 4 bedroom house (with converted loft), before that the smallest room, we increased in size by approx 2ft, making it about the same as your planning, we have a high riser bed, with desk and shelving underneath, cupboard, but very little else, as you have to allow for the door open ing into the room.

    we didnt get building regs approval, as i dont think it is necessary... but give your local council a call
    smile --- it makes people wonder what you are up to.... ;) :cool:
