Why should a T keep sashcords in repair when they are part of the working mechanism of the window?

    The TA states that it was last reviewed in April 2007: unfortunately the web page from which the TA download is available has an out of date AST threshold figure. That changed to £100,000 on October 1 2010.

    There are no contact details provided on the website and it says
    " Letting-Agreements.com are not liable for any use of the agreements."

    If you have no personal gain to make from promoting both of the websites and you found them useful Steve then that's great but others may feel more reassured if they knew the TA was properly drafted from a more easily verifiable source.
  • As advised in previous comments, I'd advise that you seek the help of a professional.

    However focusing solely on the question posted (Free Tenancy Agreement Document Download Please) if you are willing to do some ground work, a wealth of documents could be found under the Legal documents sections of Tenanted houses being put up for auction within your area.

    I sometimes compare the terms in these documents to those in my library i.e. AST agreement, AST: Notice Requiring Possession, etc. to make sure they are up to date.

    For though I let some of my properties via letting agencies, I know they use bog standard templates.

    I could provide links to the Legal document section, of some tenanted properties up for auction, but it's most likely the documents along with the property details will be removed after the auction.

  • Can someone please explain to me without beating around the bush what is the big problem with free tenancy agreements?

    It seems that all the wording issues flagged in this thread have been about the parts of an agreement that I wouldn't deem very important.

    So leaving the responsibility to keep windows clean and things of that ilk aside, if all I want is an agreement that says the tenant has to pay a given rent on a given date each month and the agreement covers notice periods, and deposit protection and the important stuff, and I am okay with the fact the agreement would not hold up in court when it comes to things like windows not being cleaned, then what is the big deal? I understand badly worded terms are not enforceable and so therefore shouldn't be in the agreement, but if the badly worded terms relate only to things like cleaning windows, things which I am not interested in having enforced, what's the big deal if they are in the agreement? Do badly worded terms make the whole agreement void or does it mean that the whole agreement will not stand up in court because of a silly clause about keeping windows clean?

    Nothing is wrong with using them to cover the basics. I look at this as a bit like the E111 vs travel insurance debate. I've survived many holidays with just E111. Anyhow just print out a free one and if you have a brain use it to ammend it to suit your property. How do I know this? Ive rented out my property for over 10years and have run into problems and just referred the tenant to the rental agreement. It sounds like people want to print something out and use it staight away. All you need to do is read it through with your property in mind and omit and add details to suit. Also you shall need an itinery. A good tenancy ageement would also have a signature for a witness. By law you can rent out your property with a verbal contact but i'd never do that. I wouldn't trust a paid for agreement unless it meant someone actually came out to view my property and ammend the agreement as nessacary, which just isn't going to happen.

    It appeared on a google search thats why :) But I believe the issue of whether you can or cant use a free tenancy agreement was being confused and so im just saying it IS legal to rent your house using a googled tenancy agreement template, you just need to ammend it first. People shouldnt have to pay for this and most do not. If you dont have alot of time to look into these things then you can pay through the nose to get a professional involved but it may not protect you anymore so than the free one. I hope this helps someone.

  • My parents have left the country to retire for up to 20 years.

    I need a long term renting agreement form that is free.

    I don't even need all the legal parts that most of these contain. This is purely for my parents to prove they have an income and also for my Brother's Fiancee who has had a baby and needs this so she can claim for being off work with a baby.

    Please help if possible, thanks.
