2 weeks from exchange but i am having second thoughts...advice

    Though it is maybe abit unfair on the vendor, you are well within your rights to pull out of the deal

    That's an excellent point and one that buyers tend to ignore, being caught up in the process.

    We have made offers on nine houses over the last 6 months. We are in a different situation to the OP, being under pressure to buy from a variety of sources so were tending to grasp at straws if anything half-decent turned up.

    Most of our, albeit cheeky, offers were turned down initially, but three sellers eventually came back and agreed the offer price, or less. By the time the sellers came back we had decided that we didn't want the house, for any price, yet would have bought it at the time. That gap between offer and acceptance sharpens the mind.

    I'm having second, and third, thoughts about the one we are buying now, but then I've not wanted to buy at all anyway.

    If you're going to pull out (and it certainly seems that way) then for heaven's sake, do it today. The longer you leave it, the more annoyance and inconcenience for everyone else.

    I have had some one pull out on my house recently for reasons which were apparent before the survey. I can understand someone pulling because of the results of the survey but not because they have simply changed their mind. Fortunately our buyer pulled out quite early, but if they had waited till 2 weeks before exchange i would have been furious. I hope your conscience decides to compensate for the sellers costs.

    Are these genuine doubts about that particular house, or are you just picking faults because you're getting cold feet about buying a property.

    It's a HUGE financial commitment, so you need to work out whether it's the house you have doubts about, or whether the whole house buying thing is just freaking you out and causing you to panic!!

    I would go through your checklist again of what you want, and what this house has. The other house may be bigger, but how would you fund the work that needs doing if you have to pay more for it? Is it in a better location?

    I don't know many people who haven't had an "eeeeeeeeek what are we doing moment" just before buying!! Me included, although a year later I couldn't be happier and for the first time in 10 years feel settled!

    This IS a huge investment, so if you really feel that this isn't the house for you, then don't buy it, but given that you've already pulled out once before then gone back, there must be something about it that's drawing you in...

    What ever you do, whether it be buying it or pulling out, just make sure you've thought everything through rationally before making the decision.
