    i don't know what we can do to stop it. We have tried but it goes on deaf ears. The guy that my landlord walked in naked on last year moved out last year. He comes round a lot less this year but still comes round too much.

    True, but they would have to go to court to enforce it if a tenant refused to let them in (say for a gas certificate check). They do not have a right of entry even if they do give notice...
    ......The landlord does have a right to be able to enforce his section 11 repairing obligations but that doesn't mean he has a right to force entry to do so - as I said, he has to apply for a court order (or evict the tenant).

    i'll be moving out end of June anyway as its a 9 month contract but i don't know why i stayed here this year tbh.

    Most of the time he doesn't come around to fix things, its just because hes bored and does some things for his own means. For example theres damp in the bathroom, so rather than tackle it, he decided to paint over it. Theres damp in the corner in the living room - what does he do, buy the shelves from the lass that had my room over summer to hide the damp from us and the prospective students when he decides to show them round. Theres one fridge between 5 individual adults. I could continue and write a book to be honest, but i've lived and learned this year!

  • actually that sounds like an HMO? in which case he is allowed to wander in willy nilly- not into you bedrooms though

    im not sure what hmo is, but weve signed an joint tenancy but are individually responsible for things if that makes sense
