We're buying a house and our offer has been accepted, in the estate agents description it says the kitchen has a fitted cooker and hob but when we went to view the house she said it had broken about 2-3 weeks ago so shes replaced it with a free standing one, tonight shes emailed us to ask us if we want to buy it for £150, if the description says fitted cooker and hob shouldn't she be leaving the one shes replaced it with otherwise the description was wrong?

The estate agents details usually have a disclaimer about them not forming any part of the contract so in a strictly legal sense you can't force the sellers to leave anything contained in them.
When you get the list of fixtures and fittings that the sellers complete that will tell you what is being left and what isn't. This list also usually asks them to confirm that everything in the estate agents details is being left.
You can't force the seller to leave anything that isn't in the fixtures and fittings list - once it's in that list it forms part of the contract.
Having said all this, as the price you agreed was in the expectation that they would leave the cooker, I would expect you to be able to re-negotiate or get the new cooker for a reasonable price. I don't know how much it would be new so can't say if £150 is a good price or not, but it will be new, compared with the other one which was obviously old.
I would expect that the seller would be prepared to reach a reasonable compromise under the circumstances.0 -
The fitted oven AND hob broke? They're seperate items, they shouldn't both break
If the hob is gas, then there's little reason why it shouldn't go on for years and years and years.

Tell her you don't want to buy the free-standing cooker, and reduce your offer on the house to take account of the non-functional cooker/hob."You were only supposed to blow the bl**dy doors off!!"0
