How much should I offer?

    A recent survey reported that sellers were achieving 93.5% of their asking price.

    yeh, i heard it was between 5-10% less than asking prices.

    I think we'll go for the viewing on sat, and if we like it arrange a viewing on sun with my mates dad who's a builder. Shouldnt be any problems being such a new-ish house (8 yrs old) but it looks like we're a lot more serious that way.

    Will then put an offer in (all going well) for around 105k on Sun / Mon.

    Will let you know how it goes!

    How do offers generally work?

    Would we go in with, say £105k, and get a flat acceptance / rejection, or would the estate agent say something like "they were looking more towards the £115k mark"

    Any advice? thanks.

    I think though I'm not totally sure that the EA would just say we'll get in touch with vendor with your offer and then the EA will come back to you with what the vendor has said whether that be "they've refused" "they've accepted" " "they want something nearer" and so on.

    When we sold Mr Spendless' flat some years ago, we had an offer that was lower than we wanted to accept but we didn't really want to lose the buyer either, so we told EA that we'd like something nearer the price but if they refused we'd accept their offer. The EA said to the buyer 'want something nearer' and the buyer went higher -which I think was half way between the original offer and the asking price and we accepted.
