Why do people do this!

I just using this as an excuse to rant really.

We put the house on the market before xmas and it sold just after xmas. We though we were lucky to sell it so quickly. He had a survey done and all was fine ( ncluding a small subsidence claim we had). His provider was happy to lend him the money on the house

Now having paid for solicitors searches, homebuyer surveys etc on the house we are buying, our purchaser has pulled out. His reason - " he has had a think and has decided he does not want a property with on going maintenance, in particular the flat roof on the kitchen extension."

What a lame reason, Prior to selling the house I had the flat roof re done with a 15 year guarantee. It only cost 400 quid and is a small area. Can you buy houses that don't require ongoing maintenance??

And why only decide this now, surly he could have realised all this before putting in an offer!

Rant over, hopefully I’ll calm down tomorrow.

    That's awful. :( To be fair to him, I can only assume it was a bigger reason than that if he's already paid fees etc.

    In Canada (and Scotland I believe) you enter a legally binding contract as soon as your offer's accepted - if either side pulls out they're liable for all the costs (effectively the point we get to with exchange). I don't know why the UK system doesn't follow this model. :(
