Was it sold twice then
I'm just the mesenger......I have no responsibility for the content. I just pasted the emails recieved from Allsops. Obviously they were very proud to have got £1.4M for the place.
Did you bid ?0 -
Interesting thread, I am particularly intrigued at how different conclusions can be drawn from the same set of data. I must admit though that I only tuned in for the last hour or so of the auction.
From what I was seeing, newbuilds were taking another hammering, and in the main anything with a previous sale within the last two years or so was not making a profit. London appeared to be an exception to this rule, I must admit.
I have just gone back to look at the results, to make sure that I was not imagining things, and here they are:
http://www.auction.co.uk/Both/ResultsAuction.asp?Auc=535
Have a look at lots 393 and 394 for some examples of 50% losses on newbuilds, compared to the previous selling prices:
http://www.nethouseprices.com/index.php?con=sold_prices_street_detail&locality=MANCHESTER&town=MANCHESTER&street=POLLARD+STREET&year=All&house_style=All&land=&house_age=All&house_type=All&street=POLLARD%20STREET&order=&postcode=m47aj&search_radius=150&land=&cCode=EW&eastingToSearch=38540&northingToSearch=39810&pcsaCode=M4&start_limit=160&curPage=9
(look for sale dates of 27/06/05 and 05/05/05 respectively)
...while lot 405 shows a house that has depreciated by more than 10% since September 2005.
Like I said, I didn't see it all, so can only comeent upon what I did see. I think that the key part of the auctioneer's quote is the phrase "realistically priced".0 -

Well it probably would have got 2 mil this time last year but there you are!
No I didnt bid, but Ive been inside the decrepid pile of bricks a few times and to be honest, theres no way in hell Id pay that even if I had it burning a hole in my pocket LOL:beer: Well aint funny how its the little things in life that mean the most?
