propertysnake.co.uk - not really reliable?

I used property snake for the first and probably last time yesterday. As an Estate Agent I was curious to see what the fuss was all about. Interestingly I was able to identify six properties that I had valued over the past twelve months and 'lost' to other agents. Each one had been reduced, but they were still on the market for more than the figure I put on them. According to property snake they had dropped in value by 2-10%, in reality the asking price had been reduced, not the true value.
Garbage in - Garbage out.
2nd all that
propertysnake doesnt take into the fact that a lot of estate agents over inflate prices to win business.....................and then reduce prices later on (every town of 4/5 estate agents has an agent who does this)0 -
Jorgan,
Sorry - no offence intended. I meant that you probably have so much working knowledge about the properties in your local area (both those with your agency and those with others) that you may not see that to someone who has just started looking, it is not easy to know that a property has been hanging around for months.
If a house has been up for sale for months and then has a big reduction in asking price, it could be an indication that the seller has finally accepted that their house was overpriced, and that the seller will now therefore be more realistic when considering offers under the asking price.0 -
Is this thread for real? Propertysnake does a decent job (not as good as it used to but others have discussed that) of showing how long a property has been on the market and any price moves that have happened on it.
Yes agents over price etc, but that can hardly be expected to be picked up by a website. I find it useful as it covers one of the agents properties in my local area very well, which saves me having to constantly visit their website to see how much they've knocked off certain properties this week.Keep the right company because life's a limited business.0 -

That's because Google ALLOW them to and the airlines ALLOW them too because it brings in trade.
The fact the rightmove threatened legal action against propertysnake shows you how good the concept is, and how scared they were.
Personally I think the price information should have to be supplied to the government and published on a website so everyone can see what's really happening... get rid of all there different VI created indexes that show whatever the VI wants them to.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -
There are ways of fooling google, to keep one's web site "private" but I'm sure some people don't realise just how much google knows about them, especially if they put up a picture - it is almost spooky.
So how does one tell Google one does not want to have one's data repeated on Google ??? .0 -

Otter, no need to apologise, I wasn't offended, I wasn't sure what you were saying. Which was actually a situation I found myself in today, while talking to a prospective vendor. She thought a property she had seen was good value for money (been on a year with another agent & £20k overpriced IMO). She then spent 10 minutes trying to justify to me why her property was worth £15-20k more than the figure I had put on it.0 -
