Would you rent to me?

Hello Everyone,
A quick question for an LLs who puruse the board. We are selling our house and are looking to rent for a few years. However, the points below I'm guessing will make many a prospective LL run a mile:
1. I have one 3 year old boy.
2. I have 2 outdoor, small cats.
3. My partner is on a debt management plan with the CCCS due to suffering rather bad PND shortly after our son was born.
I have been in touch with a few local agents and am just waiting for them to get back to me.
I did say I would be willing to:
1. Pay an increased deposit in respect of the cats.
2. Have the carpets professionally cleaned/fumugated on vacating the property.
3. Guarantee to put right any wrongs caused either by the cats or my son.
4. Pay several months rent in advance, possibily the whole 6 months of the initial AST.
So what do you guys think? I work full time and have done since graduating nearly 5 years ago. My partner also works part-time for the same company.
Any thoughts? Is there anything else I could offer to make a LL more willing to rent to us?

Scruffier rentals seem more willing to take on kids and pets as do rural rather than city ones in my area.0 -
i would take you on if i could see 6 months of bank statements, (have you been paying your rent/mortgage properly)
if you could provide a Working guarantor i would accept that, OR, 6 months rent in advance
i have taken folks on with CCJs - but they have told me all about it in advance.
i am much more interested in tenants honesty, and my not finding surprises when i get tenant checks done.

I don't take on kids, pets, poor credit or people at home all day......but there are plenty that do.0
