Can you get planning before you buy?

We are looking to possibly buy a house and build a quite large extention, but we don't want to buy this house unless we can build the extention. So is it possible to get planning permission or get a view from the planning department before you own a property? Or is it just the change you take.

    I would ring the local planning department responsible. Have a chat with one of the surveyors and ask their advice.

    I've recently had a 2 bed extension built and found they were very helpful when it came to the odd niggily question.

    You can get planning permission before you buy - it would depend on whether the vendors were prepared to wait though!

    And yes, as Elliesmum says, you can talk to the planning officers too; our local council has surgeries which you can turn up to. If you can take photos of the house and the surrounding houses and note what already exists in the area then they might help them to give you an idea of whether they were likely to approve an application :) No chance of a straight answer though!

  • You don't have to own the property/land to get planning permission on it. This came up in conversation with some lawyers I was talking to the other day and I was quite surprised that you don't even have to have a sale agreed or anything. Obviously you have to own the property/land to act on that planning permission.

    Yeah, you can put planning in for anywhere. However once it's granted the land is obviously worth more, so if the sellers cotton on, it might cost you!

    as soon as you apply for PP the local neighbours have to be informed in writing by the local authority planning department and they will go round to the neighbours whose house it is and say "what's this?" - then you will find that the price they want for their house will suddenly take a sudden and sharp turn upwards !!!!

    Nothing to stop you informally having aword with the planning office though, just bear in mind the individual planning officer you speak to may be wrong.

    more importantly have any of the neighbours done asimilar extension and are you sure you will need planning. If it is two storey then it will, otherwise you have 15% or 70cubic metres, which ever is the greater for a house or 10% and 50!!! for a terrace up to a maximum of 115!!!, without needing PP

    Yes op , I applied about 18 months ago for pp on a property I didn’t own.

    Although the pp was turned down because they didn’t like what I was going to use the property for.



    Apparently you can’t have a brothel anywhere these days :confused:

    Yes you are right!First we have to plan before buying a house.
