To buy or not to buy?

I know this may open a whole argument, but, here goes...
Currently living with fiancee's mum. We have 20k deposit and have offered 173.5 on a 3 bed semi (for sale at 180) and the EA has come back saying 174.5 should seal the deal. "Great!" we thought.
Then we had some last minute panics... is now the time to buy? Should we wait? How long should we wait? What if prices drop? What if they don't?
Aaaahhhh!!!!!!!!!!!!!!!
So, buy a house and get our independence... or wait and hope for price drop?
Any advice or opinion gratefully received!

How long do you plan to stay there, minimum and maximum?
How easily can you afford the repayments? Will you be overpaying?
How does 174.5k compare to prices in the area six months ago?
What would it cost you to rent somewhere similar if you wanted "independence" without buying?Hurrah, now I have more thankings than postings, cheers everyone!0 -
It may take a long time for prices to drop. Could be years. As long as you buy a property that you can stay in for a long time you will be able to ride out the crash (if there is one).
My opinion is that you should buy when the time is right for you and your lifestyle and you should buy a home not an investment. I could be wrong but i have found it very difficult to judge the property market.0
