Urgent Legal Advice Needed

HI I'd greatly appreciate some legal advice

I put my house with an estate agents, I signed their ageement - I then asked them to withdraw it from teh market after them onlty having it for only 1 week - I supplied all the pics and even the information sheet - they did no work

when it was on hold I sold to a cash buyer for a quick sale at a 80% price


however the estate agents now want their fees

can I tell them because of the short period it was marketed and the lack of work on their part, plus me telling them to withdraw from teh market , that they're not entitled to their full fee?

    If you let us know what type of agency agreement you signed & the wording of the agreement, the users on here will be able to advise you accordingly. You may well be in breach of contract with the agent.

    If you signed an agreement then almost certainly you will be in breech of contract, you asked them to put the marketing of your property on hold you didn't cancel the agreement.Even if you did cancel the agreement there is probably something in place to prevent you making a sale so quickly without paying them.

    If that is the case then if you signed a sole agency agreement then you should be OK, but if you gave the agents sole selling rights then they are due their commission. Sole selling rights are fairly unusual and indicative of sharp practice on the agent's part - but if you signed the agreement then you are probably stuck with it - did they explain its meaning to you at all?

    yep I found the buyer myself after I'd sent the estate agents an email asking them to 'withdraw the house from the market'

    But what type of agency agreement did you sign. sole agency or sole selling rights?
