Hard flooring upstairs and down really. carpet on the stairs only.
Carpet appears to wear more quickly then laminate so won't look as good to subsequent tenants, and if you have children in the property, it's just less to worry about - easier to clean, spillage is less of a worry and it isn't full of other people's dirt etc.
Real wood flooring is probably uneccessary if you get a decent looking laminate. Not my personal choice, but less to worry about. You have to find the mix of quality and something that is easy to replace or less likely to get damaged.Everything that is supposed to be in heaven is already here on earth.
