    its still not cost effective though is it?
    i can get the felt materials from wickes for 200/300 quid and itll last about ten yrs.
    (my roof is only about 10x8 ft).
    i dont mind doing that every ten yrs for that sort of money.

    we have approx inch and half of glassfibre and i dont think you can get anything stronger and more durable than this.
    Remember i have had this put on a balcony so its got to be tough to be able to be walked upon which felt would be no good.
    The bitumen stuff that was up there before melted in the hot sunshine and then cracked in the winter from the cold so we were left with holes in the roof good job we didnt have insulation between otherwise that would have gone rotten and caused more damage.
    i guess to sum up its like deciding between wood facias or plastic
    wood you would need to treat where as plastic you wouldnt.
    just like the glassfibre you wouldnt need to do anything or worry but felt you would have the worry of it melting or going sticky and moving then forming cracks in the winter so it needs repairing

    Beware - I recently had a quote where they offered to cover my existing felt with Rubber or glassfibre. this has concerned me as people may see it as a cheap option

    You'd need PP I'd have thought for a roof garden too - in case you're looking down onto neighbours in their gardens.
  • not sure if you have sorted this out already but to be honest the 5 layer felt system you were quoted is way over the top as there is no real reason to do a 5 layer system. the company that i work for does most of its work in london on commercial properties and to be honest i have never installed anything more than a 3 layer system and they all come with 25 year guarantees so why you were quoted 5 i dont no. felt system would give you a good waterproofing finish that would last as other posts have stated between 20 and 30 years if done correctly but i would refrain from using the felts that are sold at the diy superstores as they are only really good enough for a shed. if you have an asphaltics supplies or phenix roofing center near to you they would be able to sell you a good quality felt system that would last. another cheaper alternative while using the felt system is to have granite chippings as the finish which would mean you wouldnt have to buy too much of the more expensive mineral finish felt and more of the cheaper but just as good sanded felt. if you need any further help then just give me a shout and depending on where you live i reckon i could get that quote down to £2k or under for a roof of that size.

    try claiming after 24 yrs! if the company is still in business!

    even if the manufacturerer of the product is still around, the chances of getting any money off them is ziltch too. "it was incorrectly installed mate".

    I have just paid £ 307.54 for materials + £ 200 for labour to get my garage roof repaired with fibreglass. Dimensions are 18ft x 9ft. Any idea if that is a reasonable price ? I did not get to collect quotes as the work was done privately together with our neighbour and her dad did the job. Thank you

  • I have a 170 sqm flat roof on a 1960s bungalow. The roof is supported on timbers of a height of about 450mm (2 sets of cross rafters) The falls on the roof are fine and the boarding feels fine; in fact the flat roof condition is pretty good considering its 10 years old, The problem is that under the boards there is about 2 inches of 1960s straw and cement insulation - useless. I want to insulate the roof and it seems the only options are:-
    1. adding insulation Dow roofmate and paving slabs externally to the roof.
    2.Another system similar but with an additional pvc membrane on top of the insulation. These methods both raise my roof height by 200-250mm so it also gives the problem of altering all the facia as well as adding insulation to the outside.
    Or 3. I can rip off all the boards fill the 450mm insulation and hope that the resulting air gaps when the insulation settles over time do not lead to condensation and reinstate or replace the boards and replace membrane. (I could fill void with less insulation and vent to make a cold roof but have been warned against cold roofs but there you are!)

    Pricewise the cost of doing the work would keep us in heating oil for the next 20 years!! Does anyone have any better ideas or had a similar situation or at least can recommend or warn against one of the above options
